7. ATTORNEY PREPARED CONTRACTS
IN NEW JERSEY WE HAVE AN ANIMAL KNOWN AS "ATTORNEY REVIEW" ....

AFTER negotiating a contract and securing ALL signatures, a contract of sale, prepared by a Real Estate agent, is subject to a Three Day Review by the Attorneys for BOTH the Buyer and Seller. The three days does NOT include weekends or holidays.
IF the Buyer or Seller's attorney disapprove of the contract within this time, you're back to square one .... no contract, no shore home.

You can imagine what happens during those three days .... everyone is anxious, but the property might continue to be shown and NO BUYER wants to get that call on the third day saying the Seller's attorney disapproved .... maybe another offer came in, maybe he just changed his mind ( it can happen ! ).
