In presenting an offer to a Seller or the listing agent, it is my intention to get the offer ACCEPTED.
When the Seller makes a counter offer, the door remains open for other offers to come in from other Buyers. Remember, in a Seler's market, TIME IS OF THE ESSENCE. Property is selling today at within 3 & of asking price, and in many cases property is selling ABOVE asking price ! Presenting the seller with an Attorney drawn contract, WITH a preapproval letter and a price with terms at or very close to asking is a major step in positioning you for getting the shore home you've dreamed of. Negotiating a GREAT deal, but losing out in the end isn't a good experience. Meeting terms acceptable to a seller puts you in a position of looking back a year from now and saying what a Genius you were to buy when you did !! |
