I thought it important enough to mention it again. During your inspection of property for sale you should get a pretty good idea of value. Looking at comparable SOLDS will reinforce your thinking. My access to the MLS database permits me information on when a property sold and for how much. One of the bits of information it provides is percentage of asking price. It's not uncommon for property to sell for 93 to 95 % of asking, I STILL see WELL PRICEDsales ABOVE 100 %. A HOT property, in a HOT location WILL bring multiple offers, and they WILL sell for more than asking ! |
