I thought it important enough to mention it again.

During your inspection of property for sale you should get a pretty good idea of value. Looking at comparable SOLDS will reinforce your thinking. My access to the MLS database permits me information on when a property sold and for how much.

One of the bits of information it provides is percentage of asking price. Although in the past it WAS common for property to sell for 93 to 95 % of asking, I OFTEN see sales ABOVE 100 %. A HOT property, in a HOT location WILL bring multiple offers, and they WILL sell for more than asking !
