PERSONAL MARKETING PLAN

There are two parts to my marketing Plan. The first step is MY marketing Plan, outlined below. The second step is the marketing plan used by the office ( Berkshire Hathaway HomeServices Fox and Roach Realtors ) to compliment the strategies I employ. This gives the Seller maximum exposure to the Buying Public. The Berkshire Hathaway HomeServices Fox and Roach Real Estate Marketing Plan is also printed below.

I. The Springfield Press or Main Line Time ... On occasion I will run an ad in the Classified Real Estate Section, one listing per run selected on a rotation basis, frequency determined by response.

II. The Internet ... I maintain SEVERAL Home Pages on the World Wide Web, on which I feature a Description of services, a Reply page, Descriptions of Sale listings, New Listings, Monthly Best Buys and a Property Search.

IV. Personal Brochures ... I print my own brochures for all personal listings, which are updated as necessary and submitted to :all sales customers, rental customers upon check-in, and prospects on my Mailing List for solicitation

V. TOLL-FREE VOICE MESSAGING ... To improve communication I have 24 Hour Answer-Call at 1-888-602-3243 which rings at my desk. If I am unable to answer the call the voice messaging system is activated.

VI. "VIP" PROGRAM .... Visitors to my website are encouraged to join the "VIP" program to receive information via Monthly "Best Buys" Flyers, Quarterly Sales Brochures and on occasion, Copies of Major Realty Publications, which I will mail to them.

VII. MAILING SOLICITATIONS ..... On occasion I will merge solicitations ( flyers, postcards ) with my database of Sales and Rental customers from my personal data base of 1,000s of names accumulated over 23 years.

VIII. WALK-UP BOX BROCHURE ... Our "walk-up" showcase at the corner of 55th Street and West Avenue is extremely popular and effective in reaching out to potential customers and extending your exposure. Maintained Spring, Summer and Fall I place flyers advertising ALL of my personal Listings along with Handouts with various Properties for sale and a Postal reply Card.

Our office location attracts many walk-in customers and has high visibility due to the presence of a traffic signal on the corner of 55th Street and West Avenue. Berkshire Hathaway HomeServices Fox and Roach's prominence in southend signage and sales activity affords us maximum customer contact for those interested in purchasing property "in our backyard".

IX. 2007 BUYERS GUIDE ( PERSONALLY PREPARED ) *... * In the process of preparation ... it's a major undertaking and includes many pages on Ocean City Real Estate, Timely articles on buying, Information on qualifying, PAGES and PAGES on current listings, updated as necessary and available to :
i. All sales customers
iii. Prospects on Mailing List for solicitation

X. BROKERS OPEN HOUSES ( VERY IMPORTANT !!!! ) ... A Brokers Open House includes invitations to ALL Ocean City offices, during Mid-Week for Brokers to spend 1/2 an Hour "Lunch" where I provide a Hoagie tray/sandwich tray with refreshment ( non-alcoholic ) for the purpose of introducing YOUR property to the ACTUAL "procuring cause" - The Realtors !! These Open Houses result in feedback on pricing, condition, and impressions.

XI. FOR SALE SIGN .... A Sale Sign, Personalized with my name, Lets the WORLD know YOUR property is listed for sale, and who to call to see it. The sign is posted ONLY with your permission.

OFFICE MARKETING PLAN

Advertising and Direct Mail play a large role in the successful marketing of any listing. Berkshire Hathaway HomeServices Fox and Roach Realtors has committed to one of the largest advertising budgets among Real Estate agencies in Ocean City. Utilization of the Jay Lamont Radio Show, Philadelphia Inquirer, the Sentinel Ledger, The Sandpaper, The Sandcastles Magazine and the Ocean City Real Estate Guide enables us to extensively and effectively promote your property.

I. The Ocean City Real Estate Guide ... Berkshire Hathaway HomeServices Fox and Roach Realtor maintains Two Full Page Advertisements in each of six editions, with properties advertised on a rotation basis.

II. Sandpaper .... Berkshire Hathaway HomeServices Fox and Roach Realtor runs a Full Page ad weekly March 1 through October 15 with properties advertised on a rotation basis. I advertise one or two personal listings per week

III. The Sentinel Ledger ... The classified Real Estate Section generally includes a Berkshire Hathaway HomeServices Fox and Roach Realtor Advertisement block, weekly excepting December and January with properties advertised on a rotation basis. I receive an ad every four to six weeks.

IV. The Gazette .... We have run a back page ad weekly on a year around basis. Properties are advertised on a rotation basis. I advertise one or two personal listings per week

V. The Philadelphia Inquirer ...... Weekly April 1 through July 1, and again September 1 through November 31 you will usually find Berkshire Hathaway HomeServices Fox and Roach Realtor Real Estate ads in the Classified Real Estate Section. Properties are advertised on a rotation basis, I generally receive one personal listing every six to eight issues

VI. The Atlantic City Press ... You can find our ads in either the Classified Real Estate Section or the At The Shore Friday Supplement !!!

VII. Berkshire Hathaway HomeServices Fox and Roach Realtor Brochures .... Berkshire Hathaway HomeServices Fox and Roach Realtor prints Quarterly Sales Brochures with properties advertised on a rotation basis. I generally advertise three or four personal listings per brochure.

VIII. South Jersey Shore Multiple Listing Service ... . ALL Berkshire Hathaway HomeServices Fox and Roach Realtor ESTATE LISTINGS ARE SUBMITTED TO THE SJSMLS WITHIN 24 HOURS OF RECEIPT and can be accessed by agents from either home or office via download or the Internet.

IX.Our 6-Percent Solution
- At Berkshire Hathaway HomeServices Fox and Roach Realtor our standard listing commission is six percent of gross sales price. We find that this stimulates activity from other offices to show our listings. Our commitment to marketing techniques through advertisements, direct mailing, brochure preparation and telemarketing has helped us maintain a healthy market share.
